Senior Construction Project Manager (Owner's Representative)

We are seeking an experienced Senior Construction Project Manager to provide leadership for a major capital improvement project at California State University, Long Beach. This role requires a seasoned professional with strong Design-Build expertise and the ability to lead multidisciplinary teams through all phases of design and construction. The successful candidate will serve as the Owner's Representative and play a critical role in delivering a transformative campus project.

  • Salary: $165,000 - $185,000 (dependent on experience). This role is also eligible for an annual performance‑based bonus. Bonus eligibility and payout are determined by role, individual performance, and company performance, and are not guaranteed.

Project Information

  • Project: University Student Union Renovation & Expansion
  • Construction Budget: Approximately $235 Million
  • Project Delivery Method: Collaborative Design-Build
  • Project Scope: Renovation of approximately 180,000 GSF of the existing USU facility plus a 50,000 GSF addition, including food service areas, resource centers, offices, lounges, event spaces, conference and meeting rooms, recreation spaces, accessibility improvements, and associated site work.

Minimum Qualifications for Senior Construction Project Manager

  • 10+ years of experience managing public works construction projects
  • Demonstrated experience providing senior-level leadership on complex capital projects
  • Design-Build and/or Progressive Design-Build experience required
  • Higher Education or Institutional project experience preferred
  • CSU experience preferred but not required
  • Experience working for or with a General Contractor on large construction projects
  • Ability to supervise, lead, and coordinate multidisciplinary project teams
  • Strong understanding of construction administration, project controls, and contract management
  • Experience managing budgets, schedules, contracts, change orders, and stakeholder engagement
  • Excellent verbal and written communication skills
  • Strong presentation and executive reporting capabilities
  • Position is on-site, in person only

Duties Include, But Are Not Limited To:

  • Serve as the Owner's Representative throughout the design and construction process.
  • Lead project collaboration efforts including scope development, contracting, construction administration, commissioning, schedule oversight, and project closeout.
  • Maintain day-to-day project leadership throughout the entire project lifecycle.
  • Provide leadership and supervision of project team members.
  • Guide stakeholder decisions to maintain project scope, schedule, and budget objectives.
  • Coordinate and facilitate value engineering efforts.
  • Prepare, manage, and support documentation required for audits, post-performance reviews, and regulatory inspections.
  • Monitor and manage project budgets, payment applications, cash flow, contracts, and change orders.
  • Coordinate with fiscal and project stakeholders to reconcile budgets and provide financial reporting.
  • Prepare monthly executive-level presentations, project updates, and briefing materials for university leadership and governing boards.
  • Assist with preparation and review of schematic, preliminary, and construction document submittals.
  • Procure and coordinate required plan reviews and agency approvals, including:
    • State Fire Marshal
    • Division of the State Architect (DSA)
    • Life Safety and Code Compliance Reviews
    • Seismic Peer Review
    • Mechanical Systems Review
    • Commissioning Services
    • Other authorities having jurisdiction as required
  • Ensure project compliance with all applicable codes, regulations, and agency requirements
