Employment Type: Full-time - Contract (1 Year)

Schedule: On-site M-F 

Salary: $128,000- $146,000 (dependent on experience)

Level: Senior 

Location: Long Beach, CA

 

General Responsibilities

  • Responsible for managing the Design and Construction process.
  • Administers the selection process of the Architect/Engineer and any other consultants to be involved in the Project.
  • Leads and directs the progress, including initial planning, scope development, contracting, and construction administration.
  • Define the project’s objectives, determine the appropriate partners, and oversee quality control while meeting strict deadlines and managing the budget.
  • Manages and monitors contract budgets; interacts with the Division Fiscal Manager to reconcile contracts and budgets and to report on monthly cash flow activities.
  • Participates and manages the project design consultants in developing plans and specifications.
  • Support design team activities and facilitate timely decision-making.
  • Guides design decisions by project stakeholders to maintain the project scope within the approved budget. Coordinates the value engineering process.
  • Prepares schematic, preliminary, and construction document submittals.
  • Other governing agencies process inspections for any project.
  • Obtains or assists in the procurement of all required plan reviews before bidding. These include, but are not limited to the State Fire Marshal, Division of the State Architect, plan check agencies for life safety and code compliance, Seismic Peer Review, Mechanical Systems Review, Commissioning (if necessary), or other agencies that may be necessary based on the scope of work for the project. Ensures compliance with regulations and all authorities having jurisdiction.
  • Fully administer all contractor bidding. Creates the documents for and manages the Contractor selection process and subcontractor bidding process.
  • Prepare Requests for Qualifications (RFQs) and Requests for Proposals (RFPs) and manage the pre-qualification process for bids.
  • Supervise and consult with and provide direction to contracted architects, engineers, consultants, and specialty vendors.

 

Position Requirements

  • 10+ years of experience in the construction industry (pre-construction experience preferred).
  • Institutional and Higher Education project experience preferred; CSU experience preferred but not required.
  • Experience working for a general contractor on construction projects is preferred.
  • Ability to manage multiple projects at once (around 5) with values ranging from $1M to $15M.
  • Solid planning, scheduling, and logistical skills.
  • Proven ability to work well with stakeholders and deliver great client service.
  • Clear and effective written and verbal communication skills.
  • Advanced knowledge of construction management processes, means, and methods.
  • Good understanding of building systems, construction details, codes, and quality standards.
  • Familiar with all phases of the construction process, from design through closeout.
  • Comfortable using construction management software and related tools.
  • Experience with educational facility infrastructure preferred.
  • Strong time management and organizational skills with the ability to prioritize deadlines.
  • Bachelor’s degree in Construction Management, Architecture, Engineering, or related field.
