Yearout Mechanical is seeking an experienced Project Director to lead a large-scale mechanical and plumbing construction project at the University of New Mexico College of Medicine. Reporting to the Director of Capital Projects, this role will oversee project execution, financial performance, contract administration, risk management, labor productivity, and client relationships.

The Project Director will assemble and lead the project management team while ensuring the work is completed safely, on schedule, within budget, and in accordance with quality and contractual requirements.

Minimum Qualifications:
  • Bachelor’s degree in construction management,  Business Administration, or a related field preferred; equivalent construction experience may be considered in lieu of a degree.
  • 15+ years of progressive experience in commercial or institutional mechanical and/or plumbing construction, including 8+ years in project management or senior construction management.
  • Proven experience managing large-scale mechanical/plumbing projects, including project financials, scheduling, manpower, productivity, contract administration, change orders, claims, and risk management.
  • Demonstrated experience leading and developing project management teams and representing the contractor in owner/client negotiations and other high-level project matters.
  • Experience with complex institutional projects, CPM scheduling, BIM/VDC, prefabrication, and schedule/productivity impact analysis preferred.
Key ResponsibilitiesProject Planning & Execution
  • Transition the project from preconstruction into a clear execution plan.
  • Develop and manage project plans focused on safety, quality, schedule, budget, and productivity.
  • Oversee field leadership, BIM coordination, prefabrication planning, and productivity tracking.
  • Support the development and monitoring of CPM schedules.
Client & Contract Management
  • Serve as the primary company representative in client-facing discussions.
  • Manage changing conditions, contract modifications, entitlement matters, and change-order negotiations.
  • Conduct contract risk analyses and ensure required notices and documentation are completed.
  • Assess and document schedule, cost, and labor productivity impacts.
Financial & Resource Management
  • Coordinate project staffing, manpower, equipment, and other resources.
  • Review job costs, manpower data, productivity, forecasts, and cost-to-complete projections.
  • Partner with Project Managers and billing personnel to ensure accurate and timely monthly billings.
  • Proactively manage the cost and productivity effects of schedule delays or compression.
Team Leadership
  • Assemble and lead a high-performing project team, including Project Managers, Project Engineers, Project Assistants, and safety and quality personnel.
  • Establish clear responsibilities and performance expectations.
  • Mentor team members and promote accountability, collaboration, and professional growth.
Safety, Quality & Compliance
  • Promote a strong culture of safety, quality, and compliance.
  • Investigate significant safety or quality concerns and implement corrective actions.
  • Ensure compliance with company policies and applicable legal, regulatory, and contractual requirements.
Desired Skills and Experience
  • Proven experience leading large-scale mechanical and plumbing construction projects.
  • Strong knowledge of project planning, job costing, forecasting, labor productivity, and CPM scheduling.
  • Experience with contract administration, risk management, change orders, claims, and entitlement.
  • Demonstrated ability to lead project teams and deliver work safely, on schedule, and within budget.
  • Exceptional client-facing, negotiation, presentation, and problem-solving skills.
  • Strong commitment to safety, quality, accountability, and operational excellence.
Additional Notes
  • This role requires regular on-site presence at the University of New Mexico College of Medicine project.
  • Other duties may be assigned based on project and business needs.
