Construction Manager (TK-12 School District Projects)

Lead TK-12 school construction projects in CA! Oversee all phases, ensure DSA compliance, and manage teams for impactful campus builds.

CONSTRUCTION MANAGER (TK-12 School District Projects)

Employment Type: Full-time – Contract (2-3 years)

Salary: $135,000 to $160,000 (dependent on experience)

Level: Mid, Senior

Location: Irvine, CA 

Schedule - On-site Mon-Fri

 

We are seeking a Construction Manager with a minimum of 5 years of direct experience managing TK-12 public school construction projects in California. The ideal candidate will have strong knowledge of DSA requirements, California public works contracting, occupied campus coordination, and all phases of project delivery from preconstruction through close-out.

 

Key Responsibilities

Preconstruction Phase

  • Participate in design coordination and project planning meetings.
  • Perform constructability reviews and coordinate review comments using Bluebeam, REVIT, BIM platforms, or similar tools.
  • Support clash detection and interdisciplinary coordination reviews.
  • Prepare and review cost estimates, value engineering analyses, and cost reduction recommendations.
  • Develop and monitor project schedules, sequencing plans, and campus logistics/phasing strategies.
  • Assist with contractor prequalification, bid packaging, procurement coordination, and development of trade scopes.
  • Coordinate with District staff, architects, engineers, consultants, utility agencies, and stakeholders.

Bid and Award Phase

  • Support preparation and administration of bid documents and bid advertisements.
  • Coordinate pre-bid job walks, bidder conferences, and issuance of addenda.
  • Receive, track, evaluate, and summarize bids against project estimates.
  • Assist with contractor interviews, bid evaluations, award recommendations, and contract documentation.
  • Verify contractor compliance documentation prior to Notice to Proceed.

Construction Phase

  • Conduct preconstruction meetings and oversee day-to-day construction activities.
  • Manage construction coordination within active and occupied school environments.
  • Monitor contractor performance for compliance with project documents, schedule, safety, and quality requirements.
  • Manage and track RFIs, submittals, change orders, CCDs, potential change orders, and procurement logs.
  • Review contractor schedules and monitor critical path activities and recovery efforts.
  • Lead weekly progress meetings and prepare meeting minutes and monthly status reports.
  • Review contractor payment applications and support cost control and budget tracking efforts.
  • Coordinate with DSA inspectors, testing agencies, consultants, District staff, and school site personnel.
  • Support SWPPP coordination and project site logistics management.

Close-Out Phase

  • Manage punch list completion and project close-out activities.
  • Coordinate turnover of as-built drawings, warranties, attic stock, O&M manuals, and training materials.
  • Support District staff training and final inspections.
  • Assist with contract reconciliation, Notice of Completion processing, and final payment documentation.

 

 

Minimum Qualifications

  • 5+ years of direct experience managing TK-12 public school construction projects in California.
  • Bachelor’s degree in construction management, Civil Engineering, Architecture, or related discipline
  • Strong understanding of DSA requirements, public works construction, and occupied campus coordination is required.
  • Experience with constructability review, schedule management, cost control, phasing, and stakeholder coordination.
  • Proficiency with Bluebeam, BIM/REVIT coordination tools, CPM scheduling, and project management software.
  • Strong written and verbal communication, organizational, and coordination skills.

 

Additional Preferred Credentials

  • CCM, PMP, LEED, or similar industry certifications.
  • OSHA 10
