Summary Description
The Technical Lead, Building Performance owns assigned building-performance engagements or technical workstreams for commercial real estate clients. The role combines field-based technical work, analysis, reporting, and asset-level client coordination across services such as building assessments, environmental testing, energy audits, retrocommissioning, data verification, certification-related technical support and implementation oversight on behalf of building owners.
The role works closely with teams across the business. Depending on the service and project structure, the role may lead a standalone engagement, serve as project manager for assigned work, or own a defined technical scope within a broader engagement led by another RE Tech team.
Where certification programs require separation between certification management and assessment functions, the role serves as the assessor or technical contributor rather than the end-to-end certification manager.
The role independently executes work within established methodologies and quality standards. Final technical authority, methodology approval, and disposition of complex or disputed matters remain with the appropriate Director/Sr Director or designated senior technical reviewer.
Essential Job Functions / Responsibilities
- Lead assigned building sustainability and performance work, including building assessments, environmental and indoor air quality testing, energy audits, retrocommissioning, building-performance evaluations, data verification, and technical work.
- Independently plan and execute assigned engagements or technical workstreams within established methodologies and quality standards, evaluating building conditions and performance, interpreting technical information and evidence, and developing clear, technically supportable findings and recommendations.
- Own delivery of the assigned scope, including planning, coordination, schedule, budget, deliverables, documentation, and quality. Depending on the service and project structure, serve as the project manager for an engagement or as the technical lead for a defined portion of work led by another RE Tech team.
- Lead asset-level technical coordination and client interaction with property managers, building engineers, facility teams, vendors, consultants, and other stakeholders, communicating requirements, findings, risks, limitations, and recommended actions clearly and effectively.
- Partner across RE Tech to deliver integrated client work, coordinating responsibilities, handoffs, inputs, and outputs. Where program requirements require independence between assessment and certification management, serve in the appropriate assessor or technical-contributor role.
- Exercise sound independent technical judgment, interpreting information, diagnosing issues, and developing appropriate findings and recommendations within established approaches, while recognizing and escalating complex, disputed, high-risk, or out-of-scope matters to the appropriate Director/Sr Director or senior technical reviewer.
- Support effective project and commercial delivery by contributing technical input to scopes, level-of-effort estimates, proposals, contracts, and invoicing and by managing assigned work within established commercial parameters.
- Contribute to team capability and consistent delivery through knowledge sharing, technical guidance, review or delegation of defined work when appropriate, and practical input into methodologies, tools, templates, workflows, and standard operating procedures.
Role Authority & Boundaries
- Independently owns assigned engagements or technical workstreams within established scope, methodology, budget, and quality standards.
- May lead asset-level client interactions, coordinate or delegate defined work, and review supporting work without automatically owning the broader account relationship or serving as the final technical authority.
- Escalates complex, disputed, high-risk, or out-of-scope matters; final methodology and technical-quality authority remain with the designated Director/Sr Director or senior technical reviewer.
Essential Knowledge, Skills & Abilities
- Strong working knowledge of commercial building systems and building-performance evaluation methods, including energy auditing, retrocommissioning, indoor environmental quality, environmental testing, data verification, and green building certification requirements.

- Ability to independently plan and conduct field investigations and technical assessments within established methodologies, scope, and quality requirements.
- Strong project-management, organization, technical writing, and stakeholder-coordination skills, including the ability to manage multiple assignments and communicate effectively with technical and nontechnical audiences.
- Ability to identify and proactively manage delivery risks, dependencies, and issues within assigned work, escalating appropriately with relevant context and recommended options.
- Ability to coordinate work across contributors and stakeholders, establish clear expectations and handoffs, and maintain accountability for quality, schedule, and assigned scope.
- Ability to provide practical technical guidance, review, and coaching to other team members within areas of demonstrated expertise.
- Sound professional judgment, ethics, and attention to detail, including the ability to recognize uncertainty, limitations, risks, and matters requiring escalation.
Education, Experience & Credentials
- Relevant education, technical training, professional certifications, and/or demonstrated experience in building performance, facility operations, sustainability, commissioning, controls, HVAC operations, energy auditing, environmental testing, building science, engineering, or related disciplines.

- Demonstrated experience performing building assessments, energy audits, certification-related fieldwork, environmental testing, commissioning, retrocommissioning, or similar technical services.
- Demonstrated experience independently coordinating technical assignments, deliverables, stakeholders, and deadlines.
