Position Overview

Therma is seeking a BAS Service Project Manager in our San Jose office who will be responsible for project management, field execution, estimating, customer relations, and financial oversight. Approximately 80% of the position is field time: performing installations, start-ups, troubleshooting, field repairs, and occasionally Preventative Maintenance. The remaining 20% is office-based time: estimating, project financial management, customer communication, and other administrative duties. This position is ideal for a candidate who enjoys unique project challenges, thrives in fast-paced field environments, and can seamlessly shift between tools on field work and professional project administration.

Key Responsibilities

Field Execution

  • Perform hands-on field work including installation, troubleshooting, commissioning, repairs, and minor project-level construction activities.
  • Complete project scopes independently or while leading small field crews as required.
  • Conduct site walks, gather field measurements, identify required materials, and validate scope accuracy.
  • Coordinate directly with customers, inspectors, and subcontractors during field activities.
  • Perform redlines, markups, and as-built updates to reflect actual field conditions.
  • Track daily labor hours, material usage, equipment needs, and job progress.
  • Support value engineering, constructability feedback, and field-driven scope clarifications.
  • Ensure safety compliance and enforce jobsite safety standards for all personnel.
  • Represent Therma professionally while working on active customer sites.

Project Management & Estimating

Estimating & Quoting

  • Prepare quotes for small to mid-size projects, including cost buildup for labor, materials, subcontractors, and equipment.
  • Review Preventative Maintenance (PM) reports and generate corrective repair proposals.
  • Support sales by identifying additional opportunities during site visits.

Project Administration & Customer Communication

  • Maintain professional and timely communication with clients and internal teams.
  • Attend project and customer meetings as needed.
  • Develop and maintain customer relationships; ensure client satisfaction throughout project lifecycle.
  • Prepare and issue contracts, change orders, submittals, and project correspondence.

Financial & Documentation Management

  • Develop project budgets, monitor costs, and provide accurate projections.
  • Track material procurement, equipment rentals, labor hours, and subcontractor invoices.
  • Manage revenue goals and maintain margin performance on assigned projects.
  • Review monthly PM and job-cost reports; identify variances and implement corrective action.
  • Ensure all project documentation (including turnover documents) is accurate, timely, and compliant with Therma’s established PM procedures.
  • Provide turnover documentation and warranty letter to client at the end of each job.
  • Follow up with billing to ensure timely invoices and verify payment.
  • Follow up on any unpaid invoices after 90 days unpaid.

Leadership & Team Coordination

  • Lead project teams in both field and operational settings.
  • Facilitate resolution of job problems, technical obstacles, and customer concerns.

Desired Experience

  • 5+ years of experience in HVAC controls industry; field experience required.
  • Prior project management or estimating experience strongly preferred.
  • Ability to read and interpret plans, specifications, schematics, and submittals.
  • Strong understanding of project budgeting, cost control, and forecasting.
  • Comfortable performing field installations, troubleshooting, testing, and commissioning.
  • Excellent communication, customer service, and problem-solving skills.
  • Ability to manage multiple projects simultaneously.
  • Proficient in Microsoft Office, project management systems, and mobile field tools.
  • Ability to work on active construction sites, rooftops, mechanical rooms, and various field environments.
  • Ability to lift up to 50 lbs, use ladders, and work in mechanical spaces.
  • Valid driver’s license and clean driving record

Base Hourly Pay: $55.00 – $70.00 per hour
This position may be filled as either union or non‑union, depending on candidate qualifications and project needs.

Union employees will be compensated in accordance with the Sheet Metal Workers Local Union 104 Collective Bargaining Agreement, with wage rate determined by classification, certifications, and experience upon hire.
Non‑union employees will be compensated within the posted hourly range based on skills, experience, and internal equity. Union positions include additional benefits and contributions as outlined in the Local 104 CBA, which are not reflected in the base hourly wage.
