Therma, a Legence company, partnered with Healthpeak Properties to design and build flexible HVAC and plumbing systems for Phases 1 and 2 of The Cove at Oyster Point—a transformative mixed-use campus on South San Francisco’s waterfront.

Customer Needs

The Cove at Oyster Point was designed to attract life sciences companies with complex and varied research needs. Therma worked closely with the owner and design team to engineer flexible HVAC and plumbing systems that could adapt to tenant-specific lab and office requirements—supporting early leasing and long-term versatility.

With its focus on flexibility, connectivity, and innovation, The Cove at Oyster Point has become a model for future-ready life science campuses. Phase 1 laid the groundwork with advanced facilities that included an amenities space, while Phase 2 expanded the vision, enhancing the campus with more versatile spaces and a reimagined waterfront experience. The result is a dynamic, resilient environment that redefines work-life balance in the heart of South San Francisco.

  • Designed and built four flexible lab/office buildings to support a range of tenant needs, from biology to heavy chemistry research
  • Delivered HVAC and plumbing systems with warm shell configurations to allow for multiple lab/office layout options
  • Enabled pre-leasing by designing adaptable systems that met tenant requirements before build-out
  • Constructed a 9-story parking structure with 2,057 stalls to support campus functionality and access
  • Integrated Class-A office space, an amenities space, and green public areas to foster collaboration and community
  • Prioritized innovation and sustainability throughout the campus design and build process
